Propuesta de rehabilitación con cambio de función de la tienda “La Colonia Española” en la ciudad de Sancti Spíritus

Resumen
El trabajo desarrolla una propuesta de rehabilitación y refuncionalización a escala
de ideas preliminares de diseño en un edificio de gran valor patrimonial, ubicado
en el Centro Histórico Urbano de la ciudad de Sancti Spíritus. La obra se
encuentra en la calle Independencia No.24, esquina a la calle Agramonte en la
ciudad antes mencionada. Para el desarrollo del proyecto se enmarcaron tres
etapas importantes: una primera que tuvo en cuenta un grupo de conceptos, así
como el análisis de ejemplos nacionales e internacionales que, junto a la
aplicación de normas, reglas técnicas y regulaciones urbanas permitieron la
confección de un segundo momento de ejecución del programa arquitectónico,
que muestra las ideas fundamentales a proyectar en la obra basándose en la
historia del mismo: sus valores, las amenazas, deficiencias, oportunidades y
necesidades del edificio. Se parte de una investigación inicial realizada a través de
entrevistas a especialistas locales, técnicas científicas de campo como: la
observación y la información significante que sirven de sustento para determinar el
problema objeto de la investigación. Como resultado se propone el cambio de uso
actual del inmueble que es de Tiendas de artículos del Hogar (TRD) por un Centro
de Evento. Este nuevo uso es un tema que se debate en la ciudad desde hace
algún tiempo por la Oficina de Monumentos y sitios del Centro Provincial de
Patrimonio Cultural de Sancti Spíritus y no existe actualmente una obra con esa
magnitud o semejanza en la provincia. La propuesta realizada se lleva a los planos
de: arquitectura, albañilería, carpintería, instalaciones, detalles técnicos y otros
que permitan el desarrollo más fácil y fluido de la obra mediante las acciones del
Plan de Manejo de la ciudad. Con este trabajo se logró la recopilación más
profunda de información acerca del edificio para su utilización en investigaciones
posteriores, lográndose un estudio completo con perspectivas de ser tomado
como base para una futura rehabilitación en dicha obra.
The current diploma work develops a proposal of rehabilitation and refunctionalization at the scale of preliminary design ideas in a building of great patrimonial value, located in the Historic Urban Center of the city of Sancti Spiritus. The building site is located on Independencia street No.24, on the corner of Agramonte street in the aforementioned city. For the development of the project, three important stages were conceived: a first one that took into account a group of concepts, as well as the analysis of national and international examples that, simultaneously with the application of norms, technical rules and urban regulations allowed the confection of a second moment of execution of the architectural program, which shows the fundamental ideas to be projected in the in the building site based on its history: its values, threats, deficiencies, opportunities and needs of the building. It startes with an initial investigation carried out throughout interviews to local specialists, scientific field techniques such as: observation and significant information that serve as a basis point to determine the problem under investigation. As a result, it is proposed to change the actual use of the estate that is Household Goods Stores (TRD for its initials in Spanish) by an Event Center. This new use is a subject that has been debated in the city for some time by the Office of Monuments and sites of the Provincial Cultural Heritage Center of Sancti Spíritus and there is nowadays no work with that magnitude or similarity in the province. The proposal is carried to the levels of: architecture, masonry, carpentry, facilities, technical details and others that allow the easier and more fluent development of the work by means of the actions of the Management Plan of the city. With this diploma work was obtained the most in-depth collection of information about the building for its use in posterior investigations, achieving a complete study with perspectives to be taken as a basis point for a future rehabilitation in this work.
