Manual de Buenas Prácticas. Herramientas para el cálculo del presupuesto de viviendas, mano de obra y materiales, en el esfuerzo propio en el contexto de Hábitat 2

Abstract

La presente investigación ha estado dirigida a dotar, a cuatro municipios de la provincia de Villa Clara participantes en el Proyecto Hábitat 2 y otros de referencia, de herramientas presupuestarias que permitan la estimación del precio de construcción de viviendas por esfuerzo propio. En primer lugar se realizó un estudio de precios de materiales y mano de obra en construcción en las localidades anteriormente mencionadas, con el objetivo de establecer los precios que adquieren estos renglones en la actualidad tanto en el mercado estatal como en el privado y evaluar la disponibilidad de recursos. Luego tomando en cuenta los datos obtenidos y las principales variantes de construcción que se pueden presentar en el sector poblacional, se concluyó la creación de tres herramientas de cálculo de tipo excel, diferenciadas cada una por la mano de obra y la procedencia de los materiales a utilizar. Se ilustran los procedimientos para el uso de las herramientas confeccionadas y se muestra como resultado la aplicación en una vivienda típica del proceso de construcción por esfuerzo propio. De forma adicional se propone un manual del usuario para el software de cálculo de materiales MatCac, propiciando así el ahorro de recursos y tiempo en esta etapa del proceso constructivo.

The following investigation has been aimed to provide, four municipalities of Villa Clara province participants in the Project Habitat 2 and others of reference, of budgetary tools that allow to estimate the price of houses construction by self effort. Firstly, it was made a study of prices of materials and manpower in construction in the previously mentioned towns, with the objective of establishing the prices which it acquire these lines in the present time as in the state market or as in the private and to evaluate the readiness of resources. Then, taking into account the obtained data and the main construction variants that can be presented in the population sector, it is concluded the creation of three tools of calculation of type excel, differentiated for the manpower and the origin of the materials to use. The procedures are illustrated for the use of the made tools and it is shown the application as a result in a typical houses of the construction process by self effort. In an additional way it intends the user's manual for the software of calculation of material MatCac, propitiating this way the saving of resources and time in this stage of constructive process.
