Resumen
El trabajo tiene como título: Estudio de la fase de desactivación del proyecto, el mismo muestra el proceso de investigación realizado sobre el tema del ciclo de vida de un proyecto, cuenta de varias fases (concepción, definición, implementación y desactivación), donde se particularizará en la última de ellas. A partir de la exploración en diferentes entidades de la construcción dentro y fuera del cayo Santa María, siendo esta última una de las entidades constructivas que más se ajusta en la ejecución de la misma. A partir de ello se elabora una guía que facilita la eficiencia y agilidad de su puesta en práctica, pues hasta el momento no existía un procedimiento específico y factible para el desarrollo de los trabajos en dicha fase. Para la obtención de datos se aplicaron diversas técnicas tales como: entrevistas, revisión de documentos oficiales, observación de los métodos utilizados para la realización de algunas tareas relacionadas con el tema, los cuales permitieron conocer el contenido y orientación de las actividades fundamentales a la hora de acometer un proyecto con la aplicación de la ciencia del proyecto. La investigación está estructurada en tres capítulos. En el primero se realiza una revisión y recopilación de información sobre el tema, teniendo en cuenta bibliografías e investigaciones que hagan referencia a la temática planteada, la cual constituye la base conceptual para el desarrollo del capítulo II, en el cual se establece una recopilación de toda la información contenida en bibliografías y legislaciones vigentes que rigen el proceso inversionista en esta fase, y métodos empleados por la corporación mixta AEI UCM BOUYGUES para el desempeño de los proyectos en la fase de desactivación. En el Capítulo III con el estudio realizado anteriormente, y el análisis cualitativo del mismo, se confecciona una guía integral para la fase de desactivación de un proyecto de construcción, la cual contribuirá una herramienta que facilite la ejecución y optimización en proyectos posteriores, además de tener gran valor metodológico tanto en el proceso docente como investigativo.

For data acquisition they applied various techniques such like: interviews, revision of official documents, observation of methods utilized for the realization of some tasks related with the theme, which permitted knowing the contents and orientation of fundamental activities to the hour to undertake a project with the application of the science of the project. The investigation is structured in three chapters. A revision and compilation of topical information are accomplished in the first, taking into account bibliographies and investigations that make reference to the presented subject matter, which constitutes the conceptual base for the development of the chapter II, in which one is established a compilation of all the information contained in bibliographies and legislations in use that they govern the process investor in this phase, and methods used by the mixed corporation AEI UCM BOUYGUES for the performance of projects in the phase of deactivation. In the Chapter III with the study accomplished previously, and the qualitative analysis of the same, an integral guide for the stage of deactivation of a building project manufactures itself, which will contribute a tool that make the execution and optimization in posterior projects, in addition to have great methodological value in the teaching process like the investigating.
