Estudios comparativos de la aplicación de las regulaciones de áreas útiles en el diseño arquitectónico de la rehabilitación de inmuebles para hoteles de reducida capacidad

Resumen
Con el creciente desarrollo de un turismo cultural y de ciudad, que se vincule
directamente a la tradición y contexto de cada pueblo, en el territorio nacional se viene
ampliando desde hace algunos años, una nueva política de rescate y desarrollo de los
centros históricos, a través de la recuperación y puesta en valor de edificaciones
patrimoniales que integran estas zonas de la ciudad, para su rehabilitación como
hoteles de reducida capacidad.
En estos edificios hasta la actualidad, para el diseño de la rehabilitación se han
utilizado normativas y regulaciones no adecuadas, establecidas para el proyecto de
nuevas plantas, otras que no tienen una base científica consolidada y también
soluciones que se basan en las experiencias que tenga el proyectista sobre este tema.
La creciente demanda turística de hoteles en inmuebles rehabilitados y la carencia de
normativas para la intervención de los mismos, ha llevado al surgimiento y avance de
estudios científicos que satisfagan tales exigencias, en tal sentido el presente trabajo
obtiene consideraciones de validación del resultado de la investigación doctoral:
“Recomendaciones para las regulaciones de áreas útiles en el diseño arquitectónico
de la rehabilitación de inmuebles como hoteles de reducida capacidad “ con una nueva
aplicación, en el caso de estudio “Las Camelias”, del centro histórico de Santa Clara,
convirtiendo a esta edificación en un HRCA (Hotel de reducida capacidad) y realiza un
análisis comparativo de todas la aplicaciones anteriores de este resultado, realizadas
en otros centros urbanos comprometidos patrimonialmente con la nueva aplicación a
realizar, lo que determina consideraciones y conclusiones generales de
comportamiento para las regulaciones de áreas útiles en las soluciones de diseño
analizadas.
With the growing development of a cultural tourism and of city that is linked directly to the tradition and context of each town, in the national territory one comes enlarging for some years, a new rescue politics and development of the historical centers, through the recovery and setting in value of patrimonial constructions that integrate these areas of the city, for their rehabilitation like hotels of reduced capacity. In these buildings until the present time, for the design of the rehabilitation they have been used normative and non appropriate regulations, established for the project of new plants, others that don't have a consolidated scientific base and also solutions that they are based on the experiences that he/she has the planner on this topic. The growing tourist demand of hotels in rehabilitated properties and the lack of normative for the intervention of the same ones, it has taken to the emergence and advance of scientific studies that satisfy such demands, in such a sense the present work he/she obtains considerations of validation of the result of the doctoral investigation: "Recommendations for the regulations of useful areas in the architectural design of the rehabilitation of properties like hotels of reduced capacity with a new application, in the case of study The Camellias", of Santa Clara's historical center, transforming to this construction into a HRCA (Hotel of reduced capacity) and he/she carries out a comparative analysis of all the applications previous of this result, carried out in other centers urban committed patrimonialmente with the new application to carry out, what determines considerations and general conclusions of behavior for the regulations of useful areas in the analyzed design solutions.
