Resumen
Actualmente el BIM se está presentando como una tecnología revolucionaria y
prometedora, que puede producir cambios e impactos importantes en la industria de la
construcción. La necesidad de un proceder para la evaluación técnica de edificaciones
implementando dicha metodología como herramienta para la conservación y rehabilitación
arquitectónica es la causa de esta investigación mediante la cual se aborda el desarrollo
de los procedimientos de un diagnóstico patológico en edificaciones, y en particular
los métodos de evaluación técnica, basado en la tecnología y ayudado del software
Revit como herramienta BIM. Grandes posibilidades se revelan con indicadores en el
proceso pudiendo catalogar dicha implementación como cualificada, eficaz y útil para
un correcto desarrollo del sector.
El procedimiento se basa principalmente en la tesis presentada en opción al grado
científico de Doctor en Ciencias Técnicas Especialidad Arquitectura titulada
Procedimiento para el diagnóstico patológico de edificaciones construidas con
materiales pétreos naturales y cerámicos mediante técnicas computacionales de
Dr.Arq. José Armando Chávez Hernández. Donde se combinan las técnicas
computacionales y la evaluación técnica de edificaciones permitiendo, tanto de forma
cualitativa como cuantitativa, trazar una estrategia de intervención que contribuye
al tratamiento ordenado y efectivo de los procesos patológicos.
Al implementar BIM y obtener sus beneficios implica un cambio en el enfoque de la
gestión de los proyectos, y propone un marco que permite que los involucrados que
forman parte de la industria de arquitectura, ingeniería, construcción y operaciones
entiendan los campos de acción de BIM, sus etapas de implementación y los objetivos
que se deben alcanzar. Como resultado de la investigación de modo sintético se
alcanzan los objetivos propuestos obteniendo un correcto procedimiento permitiendo
realizar una serie de consultas y revisiones en tiempo real de un proyecto por etapas y
niveles mostrando una gran variedad de resultados.
Por último, se aplica el procedimiento y sus técnicas en una edificación: el Palacio de
los Capitanes Generales de La Habana Vieja.
Currently BIM is presenting itself as a revolutionary and promising technology that can produce changes and important impacts in the construction industry. The need for a procedure for the technical evaluation of buildings implementing this methodology as a tool for architectural conservation and rehabilitation is the cause of this research, which addresses the development of pathological diagnostic procedures in buildings, and in particular the methods of technical evaluation, based on technology and aided by Revit software as a BIM tool. Great possibilities are revealed with indicators in the process, being able to catalog such implementation as qualified, effective and useful for a correct development of the sector. The procedure is based mainly on the thesis presented as an option to the scientific degree of Doctor of Technical Sciences Specialty Architecture entitled Procedure for the pathological diagnosis of buildings built with natural stone and ceramic materials using computational techniques of Dr.Arq. José Armando Chávez Hernández. Where the computational techniques and the technical evaluation of buildings are combined allowing, both qualitatively and quantitatively, to draw up an intervention strategy that contributes to the orderly and effective treatment of the pathological processes Implementing BIM and obtaining its benefits implies a change in the focus of project management, and proposes a framework that allows those involved in the architecture, engineering, construction and operations industry to understand BIM's fields of action., its stages of implementation and the objectives that must be achieved. As a result of the research in a synthetic way, the proposed objectives are achieved, obtaining a correct procedure allowing realizing a series of consultations and real-time revisions of a project by stages and levels showing a great variety of results. Finally, the procedure and its techniques are applied in a building: The Palacio de los Capitanes Generales of Old Havana
